Gibsonton / Apollo Beach - The public hearing for Rezoning 24-0300 has been rescheduled for June 17, 2024 RZ 24-0376 is the associated DRI (Development of Regional Impact review) which is mandatory of large-scale improvements as this one…

Below is the 1st rendering I’ve seen of the layout where you can see 3 large Anchor-type stores along with many smaller retails locations and a large multi-family / apartment type project on the southern-half furthest away from Big Bend Rd…

From people far more intelligent than I, the key to this entire project working will be the success of the residential portion…and yes that looks like it could be a Costco, Target, and Home Depot/Lowes, but at this point it’s only speculation…

Put it this way…if all goes perfectly with rezoning and construction approvals (and the economy), I’d still say none of these stores would be open before 2027/28 as there is just a ton of work with a project this size…I mean…it takes 2 years to build & open a Chipotle’s these days…
