Apollo Beach - Here is (part) of the presentation the Developers team gave to County Staff regarding their plans for the 137 acre parcel across the street from East Bay High and Eisenhower Middle Schools on Big Bend Rd…SW corner I-75 and Big Bend…aka - the old Southshore Commons Mall that was approved but never built…
This new project has not yet been voted on by the BOCC. These notes were part of the Zone Hearing meeting held Monday, July 22…
The presentation highlights only the residential portion of the project as that is the part of the project that was not approved in the original plans. The BIG change is substituting nearly 500,000sf of office space (now only 15,000sf) and replacing that with 930 residential units…
This would be what most consider a well-rounded Mixed-Use Community with Winthrop in Riverview on Bloomingdale Ave the closest example where people could theoretically live, work, and play without ever leaving the property. (The Yard at Wateset also comes to mind, but that is on a smaller scale…)
The ONLY mention of the large commercial aspect of the project was one slide with “Small-Scale Commercial” and “Big-Box Retail” mentioned. As you can see from the site plan, there are 3 large big-box footprints shown already rumored to be Target, Costco, and either Home Depot or Lowes…
Again, the reason for this is those uses are already approved in previous plans, so no need to ask for something you’re already allowed to build….
After all, this IS a sales-pitch and they NEED the residential portion approved in order for the Commercial to be built to help finance the entire project…i.e they won’t do one without the other…
The sales-point for the 930 units all focuses around “LC’s service-oriented amenity offerings, which include The Goat Restaurant and Bar, Morning Ritual (our high-end coffee shop operation), co-working spaces, and wellness programming, have proven to be a driving force in attracting our target demographic and creating a community that encourages resident activity and participation.”
The coffee shop and restaurant act as the hub for the community that will give residents a place to gather and interact in a central location along with the pool, volleyball and pickleball courts.
The company in charge is Lifestyle Communities out of Columbus Ohio that specialize in these type properties. Columbus, Nashville, Raleigh, Austin, and Charleston all have similar projects built by LC with Denver and Tampa listed as “Coming Soon”
