RZ 24-0697 - South Creek / Grace Sweat

Riverview - Rezoning 24-0697 was submitted for the general area east of US 301, south of Shady Preserve Dr, and north of Paseo Al Mar Blvd…

A large portion of this land (108 acres) was already entitled for development (19-0445) so I’m guessing they bought a little more land (14 acres) to their already approved project...possibly hold-out Owners from the 1st go-round that finally gave-in…

Total units in the PD will be 713…this project will also open access to Grace Sweat Rd as well as a Pedestrian trail to Gate Dancer…

”The Applicant seeks to integrate the existing PD with the AR zoned folios into a new PD district containing four development “pockets” within the broader PD, with several development options and no more than a total of 713 dwelling units PD-wide”

”This rezoning will allow for access to Grace Sweat Road. The existing approved PD takes access off of U.S. 301, which is not proposed to change, with Pocket 3 taking access via Gate Dancer Road. A pedestrian connection is proposed from the Grace Sweat Rd extension to Gate Dancer, replacing a pedestrian connection previously proposed across Little Bullfrog Creek.”
