Promenade / Marketplace at Apollo Beach plans announced!

Apollo Beach - HUGE news as the large tract of land on the south side of Big Bend Rd between Covington Gardens Dr and I-75 - some may know it as the old Southshore Commons Mall location - has (finally) had rezoning plans submitted!

RZ 24-0300 - Zone Hearing Meeting 4/15/24 BOCC hearing 6/11/2024

This 137-acre chunk of land was part of a larger parcel rezoned back in 1986(!) for 1,000,000 sf of commercial/retail, 500,000sf of office space, and 250 hotel rooms. The proposed plans were eventually marketed as "Southshore Commons”, but after years nothing materialized…

…until last week where developers submitted changes to the already approved plans - similar to what happened at the recently approved Walmart project soon breaking ground on US41 (Leisey Rd /Brandermill Rd)

Revised plans call for 750,000sf of commercial/retail, 250 hotel rooms, NO office space. and 930 Multi-family units. This change of plans reflects today’s situation were shopping malls are a thing of the past with large mixed-use projects the way of the future.

Part of the rezoning includes 2 access points on Big Bend Rd as well as widening Covington Garden Rd to a 4-lane from Big Bend to the southern entrance of the project and adding a traffic signal at the main access point to the project.
