September New Builds Update
Thank You for your interest in New Builds coming to Southern Hillsborough County, Plant City, and soon Parrish (why not…it’s exploding down there!) which will be included as part of next month’s update. Believe it or not, there is very little land left to develop with access to County sewer and water in Hillsborough County which has developers looking to the East (Plant City) and South (Parrish) for more buildable land…and they are finding it.
Sharon & I appreciate the opportunity to assist you or anyone you might know looking for a new build over the next year to three. Some projects are set to begin late ‘23 (Vivir – Bloomingdale near Library) with others not breaking ground until sister- communities sell-out inventory, so timing is up-in- the-air on most of these right now.
Please understand…we have put a lot of time into this project with our goal being to help you and others find your new home as well as being able to contribute in some way to your allowable closing costs or pre-paids depending on the Builder and terms of sale. Sales Commissions for your real estate agent are included in the base price of these homes, so our goal is to help reduce that cost to you any way possible, but you will need to register through Bokors Corner Realty with the Builder as this offer is not presented nor offered through the Builder.

With inventory not available until 2024 (excluding Mattamy’s Bloomingdale Townes Townhome at Bell Shoals and Knowles), there is still plenty of time to prepare and have all questions answered.
Due to the things I’ve posted to Facebook Page over the years – both for and against builders - as well as being directly involved in selling our home to a Builder (the previously mentioned Bloomingdale Townes) and assembling land for Pulte’s Cedarbrook subdivision on Rhodine Rd, we’ve manage to meet nearly all land acquisition managers in this area and have open access to contact them when necessary. We plan on staying on top of these projects and sharing any info as soon as the Builders make it available.
So far, we have identified over 40 new subdivisions coming to this area. It is far too early for exact prices, but expect the range to be between the mid $300’s up to over $1m with most priced $400k to $600k. By way of comparison, homes built in the early 80’s in Bloomingdale and surrounding areas with less square footage on similar-size lots are now selling from the $350’s up, so not a huge difference in price points.
Additionally, no worries about needing to replace the roof on a new build when it comes to homeowners insurance as well as living with 40-year-old plumbing and electrical work. We have renovated our share of older homes and understand the challenges that buyers run into when purchasing these assets.
Many builders are now offering incentives for using their preferred lenders, providing another reason to buy new. Sharon and I would be happy to look into those opportunities for you if needed. Our Goal is to save you as much money as possible any way possible if you are interested in buying new product from any of these Builders.
Please let us know via email reply or phone call which of the following properties or areas you may have interest in learning more about, or if you are interested in any other location not listed here, let us know the location. Our first step would be to register you with the Builder as soon as they make the community available. Since we have multiple Builders with multiple projects, you may want to consider letting us register you with the Builder now regardless of which project you have interest in, especially if you have a preferred location as some Communities have less than 30 home sites and they go quickly.
